Subcontractor software

Software for the subbie, not the builder

Most construction software is bought by the head contractor. The subbie gets a login inside the builder’s account, and loses it when the job ends.

YourCA is your own account. It runs your side of every job, under any builder. The builder does not need to use it. Your records stay with you after the job.

What it runs, from the quote to the last retention payment

  • Prices the quote and turns the accepted quote into the contract value schedule.
  • Keeps the compliance documents and assembles the prestart pack: safe work method statements, insurances, the signed work order and what you hold from the firms you have engaged.
  • Reads the head contract and records the commercial terms (the contract sum, the claim day and reference date, payment terms, retention and its cap, the variation notice period and the defects liability period) with the clause each one came from. A value it cannot cite is left blank, never guessed.
  • Reviews a construction contract (AS 4000, AS 4902, AS 4901, ABIC, GC21, MBA, HIA, NEC or a bespoke form) and returns a plain-English risk register with a Contract Risk Score from 0 to 100, flagging onerous clauses, notice time-bars and liquidated damages exposure.
  • Works out the dates a payment claim runs on from the contract and the Security of Payment Act: when a claim may be served, when the payment schedule is due and when payment falls due, each with the clause or section behind it.
  • Compares the drawings you priced with the set you are building from, page by page, and keeps RFIs, submittals and forwarded correspondence on the job.
  • Gives every long-lead item the date it must be on site by, with the chase drafted.
  • Schedules the crew week by week against the builder’s programme, lets them clock on and off from their own phone, and turns approved hours into gross wages and super for a pay period, ready to export to payroll software. It calculates no tax and makes no payment.
  • Records the site: hold points signed on a phone, photos, the daily diary and every delay with the day its notice falls due.
  • Turns a site instruction captured on a phone into a dated variation with its notice deadline from the contract.
  • Builds the payment claim from the contract value schedule and drafts it as a complete document, every field editable and the signature block blank, for the subcontractor to sign and serve.
  • Drafts the statutory declaration beside the claim as the exact published form that applies in the job’s state, filled in. The wages, superannuation and payroll tax questions are always left for the declarant to answer.
  • Holds retention against the cap with its release dates, and builds the handover pack: operation and maintenance manuals and the certificates owed.
  • Shows every date falling due on one calendar, which can feed your own calendar, and reports aged debtors, what stops being claimable and the cash coming in across every job.

Twelve things only your own account does

  1. Know what you signed. Reads 16 standard contract forms and the builder’s own subcontract, clause by clause.
  2. Trust every date you see. Each one shows its clause. Where it cannot cite one, it shows nothing.
  3. Never miss a claim date. Counts the Act’s claim, schedule and notice dates to the day, with the section behind each.
  4. Catch a short payment. Checks the payment schedule line by line against your claim, with the dispute pack ready.
  5. Serve the stat dec with the claim. Drafted on the published form, beside the claim it goes with.
  6. Know when each order must land. Each long-lead item gets its on-site date, with the chase drafted.
  7. Builder emails land on the right job. Each job has its own address to forward to. Nobody reads your inbox.
  8. Hand over without the scramble. The O&M pack and the certificates owed, your own included, built from what you recorded on the job.
  9. Know how long each builder takes to pay. In days, across every job you have run for them.
  10. Know what each job really made. Crew hours become gross wages and super, then the margin.
  11. Start the week knowing what you are owed. One email on Monday, with what runs out this week.
  12. Your records stay yours. If you stop, you get 30 days to download every job, claim and document.

Payment claims on the right day

Security of Payment law gives you the right to be paid. That right runs on dates, and a late or early claim can lose it. YourCA reads the claim day and the reference date from your contract. It shows the clause and the section of the Act behind each date.

It drafts the claim, the variation notice and the statutory declaration for you to check, sign and serve. YourCA never sends anything to the builder for you.

Questions subbies ask

What is subbie software?
Software a subcontractor owns and runs their own side of a job in: the quote, compliance documents, the contract terms, the crew, the site records, payment claims, variations and handover. Builder platforms give the subbie a login in the builder’s account instead.
Do I need my builder to use YourCA?
No. You own the account, and every job sits in it whichever builder you work for. Nothing depends on them.
Does YourCA send my payment claim to the builder?
No. YourCA drafts the complete claim with every field editable and the signature block blank. You sign it and serve it, as you would on paper.
Is it priced per user or per job?
Neither. Your first job is free, and after that one plan covers every job and everyone in your office.
Is this legal advice?
No. YourCA is not a law firm. Every date and figure shows the clause it came from, so you or your solicitor can check it.
