What does this contract cost me?
- Open the job, then the Contract tab. What this contract costs you is the first thing on the page.
- Contract sum is the value every figure is worked out from: the sum on the job, else the value on the work order, else the sum the contract states, else your value schedule added up.
- Retention held is the most the builder can hold back: the contract sum times the lower of the retention rate and the limit. The line under it says how long the last of it is held, from the defects liability period.
- Cost of waiting to be paid is the contract sum times the interest rate your contract puts on a late payment, times the days the builder has to pay, over a year. Business days count seven for every five.
- One week late is the liquidated damages rate your contract states, times seven for a rate a day, five for a rate a working day, or the rate a week as written.
- Under each figure is the clause each term came from. A term you typed shows as your figure, never a clause. The (i) beside each figure gives the formula and the words of each clause.
- A figure whose term is not on the job says Not stated and what would fill it. Answer the term under Your commercial terms, lower on the same page, and the figure works itself out.
- The liquidated damages rate and the interest rate come from the contract read. A contract read before this card arrived shows no damages rate until you add it again as a new version, which reads it again.
- Only people who see the financial figures on a job see this card.
Worth knowing
Nothing here is a guess. A rate the contract does not state stays blank, even where most contracts say the same thing. The figures exclude GST.
